Most of what slows down an investor loan is friction that was never necessary in the first place. Here is what we left out on purpose.
DSCR qualifies on the property’s rent, not your personal income. No 1040s, no pay stubs, no income documentation gymnastics.
Your day job, your side business, and your other rentals do not need to fit into a conventional debt-to-income ratio. The deal stands on its own.
Fannie and Freddie cap investors at ten financed properties. We do not. Scale your portfolio as far as the numbers will carry it.
We underwrite the deal the same way we quote it. If something changes between scenario and close, you hear it from us on day one, not day twenty.
